RECAP sarl., as part of the ARKON Network, successfully delivered comprehensive concrete repair and façades rehabilitation works for the Qassem 5067 Building, a landmark residential structure located in Ramlet Al Bayda. 


The project focused on restoring the structural integrity of deteriorated reinforced concrete elements and protecting the building envelope against aggressive environmental exposure.

Scope of Work

The rehabilitation works for the Qassem 5067 Building were executed through a structured repair methodology focused on concrete repair and facades rehabilitation: Installation of external scaffolding with full protection to existing façade elements; removal of all deteriorated and delaminated concrete; cleaning and treatment of corroded reinforcement, including protective coating; application of repair mortars for localized patching; use of micro-concrete for large surface restoration areas; surface preparation and leveling using polymer-modified materials; and application of an acrylic elastic waterproofing system for full façade protection.

Challenge

The rehabilitation of the Qassem 5067 Building presented a combination of structural, environmental, and execution challenges, necessitating a carefully controlled and technically sound approach to concrete repair.


1. Severe Marine Exposure


The building is situated in a coastal zone and was subjected to high chloride contamination, leading to:


- Advanced reinforcement corrosion

- Ongoing electrochemical deterioration

- Accelerated concrete degradation


This situation required not only repair but also a long-term protection strategy to halt further corrosion.


2. Extensive and Non-Uniform Deterioration


Damage was widespread across all façades of the Qassem 5067 Building with varying severity:


- Deep concrete spalling in some areas

- Surface delamination in others

- Hidden corrosion behind seemingly sound concrete


This extensive deterioration highlighted the need for effective façades rehabilitation strategies.

3. Large Vertical Surface ExecutionWorking on full building elevations such as the Qassem 5067 Building introduced operational constraints for concrete repair and facades rehabilitation: Installation and management of full height scaffolding systems, ensuring safe access and productivity at height, and maintaining consistent workmanship across large surfaces.
